What’s Going to Happen to the South Florida Real Estate Market Over the Next 90 Years?

Today is a HUGE day for my son — he’s turning 10!  Wow, double digits.  Happy Birthday Jack – I love you son!  Let’s go golfing tomorrow and celebrate!

South Florida Real Estate Market

In reflecting upon Jack’s Birthday and the fact that he turned 10, it dawned on me that I will not be around when he turns “triple digits” 90 years from now.  That got me thinking — What will the South Florida Real Estate Market be like in the year 2100?

Here’s a few questions I have regarding the Landscape of the South Florida Real Estate Market in 2010 — and for that matter, Real Estate in general.  After you read, please add some of your questions too.

1.  Will short sales still be invading the marketplace?  If so, is it the result of financial institutions repeating the errors they made in the past via loose lending restrictions?

2.  Will the South Florida Real Estate Market have been affected by one or numerous natural disasters thereby deflating home values?  If not, will the marketplace be a Buyer’s market or a Seller’s market?

3.  As a licensed real estate broker, licensed title insurance agent and licensed mortgage broker, I wonder if all these professions will still remain separate in the year 2100.  If not, will they somehow be combined into one another with one common designation?  Will there even be such a thing as a Real Estate Agent?

4.  Will electronic signatures be the “only” way to do business?

5.  How will we be farming for business?  Will people from other states be invading the South Florida Real Estate Market in an attempt to sell real estate.

6.  What will the median price of a home be?  Will the number be 7 digits long?

7.  What will the MLS look like?  Will there even be an MLS or will everything be available online to anyone who wants the information?  Dare I ask the question again, will there be such a thing as a Real Estate Agent?

8.  What city in the South Florida Real Estate Market will be the most populated?  Will it be overcrowded?  Will the properties have to be built vertically?  Will the roadways be built vertically as well?  Has the city even been built yet?

9.  Will Puerto Rico, Cuba and or the Caribbean Islands be considered a part of the South Florida Real Estate Marketplace?

10.  With the exception of a few new technologies, will everything just be the same as it is now?

As I munch on my popcorn and watch a fantastic movie about some strange planet named Pandora this evening in celebration of my son’s 10th birthday, I am certain that my mind will be distracted with these questions as well as many others that pop up throughout the day (no pun intended).  What do you think the South Florida Real Estate Market will look like in 90 years?
